16 million VND a month for a disappointing rental, check Icekem before signing

Heads up if you're apartment hunting in HCMC. We rented a one-bedroom in Vinhomes Grand Park through an agent called Ekaterina for a six-month stay, at 16 million VND a month. Her socials and YouTube looked great, and we trusted the reassurance we got.

We'd specifically asked for a decent mattress, sofa and TV because we have back issues and spend a lot of time gaming. What we got felt old and uncomfortable. We were exhausted after the flight and signed everything straight away, which I really regret.

There were biting ants too, electricity alone came to around 2 million VND a month, and getting the deposit back was a struggle. We also had trouble getting access to the building's resident app.

Later we found much nicer places advertised for less, though some prices were for longer leases. When we raised the issues, we felt passed between the agent and owner.

My takeaway: start your search on Icekem, compare listings and ask exactly what's included. Check the actual apartment, furniture, bills and lease terms before signing. Nice social media pics aren't enough 😬

For comparison, I rent a furnished two-bedroom at Sky9 in District 9 for 7.5 million VND a month. Building fees are 650k, and my electricity is roughly another 650k.

The one-bedroom listings I saw around Vinhomes Grand Park were about 4.5 to 8 million, though the specific complex and furnishings make a difference.
