Is it profitable to invest in Vietnam real estate?

I know that's so easy for foreigners to buy or invest in real estate in Vietnam now. Since 2015 foreigners can formally buy apartments in their own name and even buy land after opening a Vietnamese company.

Just need some advises and want to know your experience. Please give me some ideas

Given the latest trends, the idea is definitely good. Prices for buying real estate and rent are growing every year.

The population of Vietnam is fast growing, and the tourists are increasing every year. This makes the property highly liquid.

Foreigners can't buy real estate anywhere in Vietnam. Only in certain houses. In addition, there is a certain quota is those buildings for the sale apartments to foreigners. Actually, this makes such a property in high demand.

honestly I think that it's a great chance to lose money. The process of buying is full of potholes and unknowns.

Last year Foreigners has currently facing problems gaining title from the Land Registration Office after purchasing real estate, even under the new ownership laws.

I like the Vietnamese, but they have a bureaucracy that is not at all transparent, in fact, just the opposite. Just look at virtually any question here dealing with the law, immigration, visas, etc. There is never just one answer.
