You’re allowed to smoke right by the entrance, and the security guard is out there smoking multiple times a day. All that nasty cigarette smoke drifts straight up into people’s windows. The café on the corner lets people smoke outside too. You literally can’t open your windows to get some fresh air without it immediately reeking of that poison 더 보기

I had high hopes for this building, but living here has been a horrible experience.

I visited apartments in this building three separate times before moving in. I wanted to find a place where I could stay long-term, so I checked carefully. I had read reviews mentioning poor water pressure, and I was also warned that the river could smell bad. During my visits, the water pressure seemed good and the river smelled fine. After moving in, I realized that was not the real day-to-day situation.

The building quality is extremely poor. The ceiling makes constant scratchy noises because the drywall seems badly installed and wind gets behind it. It feels like living inside a bag of potato chips. The air conditioner is the noisiest one I have ever used; both the compressor and indoor unit are so loud that I cannot sleep with it on.

The water pressure is terrible. I later realized management appears to control the pump settings, because the pressure was perfect during apartment viewings but completely different after moving in. If a neighbor showers, even on another floor, my water pressure can drop badly. My washing machine does not fill properly, so clothes come out almost dry and still dirty. Showers are unstable and sometimes dangerous: the pressure changes within minutes, and when the cold water drops while hot water continues, you can get burned.

The windows and sliding doors are poorly insulated, creating constant whistling noises. The balcony railing rattles all day. The river view seemed attractive at first, but at night, when there is less wind, the smell can become awful. Closing the doors and windows does not fully keep it out.

There is also constant drilling and renovation noise from other units, often starting around 7–8 AM, even though I was told the building was finished and not under construction.

When I complained about the ceiling noise, the landlord said only the developer could fix it and she did not know when that would happen. She also called me “problematic,” after previous issues where promised appliances were not provided. She then told me I was welcome to leave and that she would return my deposit. I am taking that option and moving out.

Management is friendly during viewings, but once there is an actual problem, the support disappears. Other tenants I spoke with also said they cannot wait to leave.

The only useful thing I learned is this: when management is showing apartments to potential tenants, the water pressure suddenly becomes excellent. That is apparently the safest time to take a shower. 더 보기

Tôi đã dọn vào chung cư này ở từ tháng 5/2025, đến nay gần 1 năm, và đánh giá điểm tốt của chung cư này chỉ có 2 điểm: vị trí thoáng mát và thiết kế ban đầu hợp lý. Còn sau khi đã dọn vào ở thì có rất nhiều vấn đề gây bức xúc trong quá trình ở, lớn nhất là 2 điểm.
- CĐT không quan tâm quyền lợi người ở. Các căn hộ đã có chủ nhưng ít người ở, thường là do chủ căn ở xa, mua đầu tư cho thuê lại mà khu này xa tttp nên chưa có người thuê. Khi xảy ra sự cố, chủ đầu tư không xử lý. Như trận bão số 15 năm 2025 gây hư hỏng nguồn nước, gãy ban công, thấm ướt tường gây ẩm mốc không ai sửa chữa dù đã báo cáo nhiều lần. Quá đáng nhất là không sửa nước sinh hoạt dù chủ nhà đã phản ánh rất nhiều lần, cả trên nhóm cộng đồng và phản ánh đến bql tòa nhà. Bão đánh hư bơm nước từ tháng 11/2025 mà đến nay 27 âm tết 2026 vẫn không sửa. Nhà tôi phải hứng nước sinh hoạt vào thau chậu hơn 3 tháng trời, vô cùng bất tiện. CĐT cũng ko báo 1 lời phương hướng sửa chữa ra sao, nói chung là mặc kệ. Bql có mặt ở đây thì không thể quyết định được, người ở ít nên không thể thành lập hội nhóm để đòi quyền lợi. Đến nay tầng 20 chỉ có 2 căn hộ có người ở. Mà tại sao phải đòi quyền lợi về nước trong khi đó là điều căn bản?
- Cách âm tường kém. Nếu chung vách với gia đình văn minh thì không sao, chứ chung vách với gđ ồn ảo đúng ác mộng. Căn hộ 1 phòng ngủ mà 2vc với 3 đứa con nên đủ thể loại tiếng ồn. Ở chung cư mà hát karaoke đến nửa đêm, không nửa đêm thì ăn nhậu rồi mở nhạc ồn ào 1 tuần mấy lần. Khách đến ăn nhậu say xỉn 23h bấm chuông căn của tôi? Sáng ra 6h 6h30 mở nhạc remix đùng đùng, đánh thức cả nhà tôi. Rồi tiếng vợ chồng cãi nhau nghe rõ cả nội dung, tiếng mẹ mắng con, nghĩa là không cần đến nhạc, nói to tiếng thôi cũng vọng được qua nhà người khác.
Tôi không phải chủ nhà, chỉ là người thuê lại do mới chuyển về Quy Nhơn chưa lâu, và thấy may mắn là không đầu tư vào đây. Vì những bất tiện trong quá trình ở không phải chỉ xảy ra vài lần rồi thôi, mà nó cứ liên tục không dứt, gây ảnh hưởng sinh hoạt và sức khỏe, và đương nhiên là chẳng thấy có sự giải quyết nào. 더 보기
