Management company are clueless, including the administration staff. They do not communicate properly with residents. They neglect to tell residents about power outages or maintenance. The management fee and electricity are high, you'd expect more for the premium you pay. There is a lot of noise pollution, there's a pre-school which like to blast music out and raves on a daily basis.
Positives: Security guards are helpful and even open doors, they do a great job, so +1 star

Great place to live in, apartment i rent is facing North, beautiful view on the bridge and DaNang bay, no noises as mentioned below except a quick street karaoké at 8pm (maybe more noises on the South/kindergarten side?). Great overall compare to average apartment offers in DaNang city. I love it here

We rented a great 2 bedroom flat on 8 floor through Airbnb. Super comfortable, with fully equipped kitchen. The balcony is facing the river and beautiful city view. Nice gym. In overall very satisfied with this choice.

The building is newly constructed, so everything is brand new, with a beautiful and spacious view. My apartment has a view of Thuan Phuoc Bridge. Furthermore, the reception staff are very friendly, and the security guards were very helpful. The location is close to the city center, making it easy to get around. Being next to the river means fresh air, perfect for jogging and improving your mental well-being.

I stayed at Sam Towner’s apartment for four days. The facilities are fairly new, and depending on which side of the building you’re in, the view can be fantastic. My view definitely was.

You need to meet the landlord and the real estate agent well. If you are a foreigner, the landlords will be more strict.
They only have money in their head and they neglect house management.
Even if I message Sam-tower, Sam-tower doesn't respond most of the time. It's been almost a year since I asked for a home repair and there's still no word. The landlord and the broker do not raise the issue with Sam-tower. They only get paid, and then nothing is done about it. they just tell "just wait.".
The landlord does not point out the lack of management of the Sam tower and transfers the responsibility to the tenant
Sam-tower charges a lot of maintenance fees, which does not include the cost of gyms and swimming pools. Gyms and swimming pools have to be paid separately, and the landlord and the broker proceed with the contract without explaining this.
Landlords often know very little about this apartment and leave it to the broker. Even the broker has been working on the contract without knowing about the apartment.
Before living in this apartment, please consider a lot of things, look for them yourself, and sign a contract. Don't take the word from the brokers and the landlords.

If you're a non smoker or prefer for your unit to not smell and be filled with cigarette smoke and whatever else people choose to smoke in other units do NOT move here! Apparently, it's a non smoking building but my unit is full of smoke every day, afternoon and night coming from the vents from other places. I've complained and nothing has been done. They make it seem like they will figure it out, and I'm very very patient and still nothing. My kids and I have to suffer and smell cigarette smoke almost constantly, it's like the person is literally in my house sitting right next to me blowing smoke in my face. That's how strong and how much comes in here, mainly through the bathroom vents. This is so unfair and has caused my migraines to come back. Do better sam towers. You guys have so many rules you expect us to abide by, but you seem to let this one slide by. And for this I hate it here. The view and units are nice, but don't let the visual fool you. I do not recommend.

New management are no better than the old management. They decided to completely ban pets, and we were told to "destroy" our dog. They decided to be "kind" and not "make us destroy our pet". But we now have to use the garbage lift which stinks and is very dirty, and the dog must be carried and muzzled whilst in this lift, even though no one else uses it. The whole building is often filled with a feces smell so its insane to bother people so much over a small dog. It is not worth paying this much when the management fee goes towards bothering residents with inconvenient parking rules and spontaneous rule changes. Attached are pictures of the lift we are forced to use.
