Terms of Use

These Terms of Use govern access to and use of Icekem, including icekem.com, ic.lc, localized versions of the website, property listings, search pages, request forms, realtor profiles, reviews, messages, building pages, place pages, tools and any other feature we provide (the "Service").

By accessing or using the Service, you agree to these Terms. If you do not agree, do not use the Service.

Icekem is a free property classifieds and information platform. Users may browse listings, publish listings, submit rental or property requests, contact advertisers, create or use realtor profiles and read or submit reviews. Icekem is not a real estate agency, broker, escrow service, payment provider, landlord, tenant representative, legal adviser, financial adviser or party to any transaction between users.

1. Our role

Icekem helps users find and organize property-related information. We may show listings, photos, prices, locations, maps, reviews, ratings, realtor profiles, agent groups, building pages, place pages, availability information, source links, translated content and contact options.

Content on the Service may be created by users, realtors, advertisers, landlords, tenants, third-party sources, imported feeds, automated tools, AI-assisted tools, moderators or administrators. We may format, translate, group, merge, rank, hide, remove or edit content for safety, readability, search quality, deduplication, abuse prevention or technical reasons.

We do not guarantee that any listing, place, building, realtor profile, review, request, photo, price, address, map point, phone number, availability, description, translation or imported data is accurate, complete, legal, safe, current or suitable for you.

2. Free classifieds and user requests

The Service may be free to browse and may allow users to publish listings or submit requests without paying Icekem. Free access does not create a duty for Icekem to verify every user, screen every listing, inspect every property, mediate every dispute or guarantee any transaction.

When you submit a rental request, listing inquiry, contact form, WhatsApp message or similar request through or from the Service, you authorize us to process the information you provide and, where relevant, transmit or make it available to advertisers, realtors, listing owners, service providers or other users connected with that request.

We do not guarantee that you will receive a response. We do not guarantee that any response will be accurate, lawful, complete, safe or suitable for you.

3. Realtor status and profiles

Some users may receive or display realtor, agent, agency or similar status on Icekem. This status is informational. It may show that the user has a public profile where their listings, contact details, reviews, languages, service areas or related information can be grouped and displayed.

Realtor status is not a license verification, identity verification, professional certification, quality guarantee, endorsement, employment relationship, agency relationship, partnership, warranty or recommendation by Icekem.

You must independently verify any realtor, agent, advertiser, landlord, owner, company, representative, license, document, property, contract, payment request, review and claim before relying on it. If professional licensing is required in a location, it is the responsibility of the relevant person or company to comply with that law.

4. Listings, prices and availability

Property listings may contain mistakes, outdated information, duplicate information, approximate locations, translated text, imported text, AI-assisted summaries, third-party photos, missing details or information provided by other users. Prices, deposits, fees, room counts, areas, amenities, move-in dates and availability can change without notice.

Before visiting, paying, signing, reserving, moving in or making any decision, you are responsible for confirming all important details directly with the relevant party and through appropriate documents, inspections and professional advice.

Do not rely on the Service as your only source of truth. Always check the property, identity of the counterparty, legal right to rent or sell, payment terms, contract terms, ownership documents, local rules and safety conditions.

5. Reviews and ratings

Reviews and ratings may come from users or third-party sources where allowed. Reviews are opinions, experiences or imported source data. They are not statements by Icekem and are not guarantees of quality, legality, identity, safety or future performance.

We may hide, remove, edit formatting, translate, merge, decline or limit reviews if we believe they are spam, abusive, irrelevant, duplicated, false, misleading, illegal, unsafe, privacy-invasive or otherwise unsuitable for the Service.

We do not guarantee that reviews are complete, unbiased, verified, representative or current. If you believe a review or profile is inaccurate, unlawful or violates rights, contact us with the relevant URL and supporting information.

6. User content

You are responsible for listings, requests, reviews, photos, messages, profile information and any other content you submit or make available through the Service.

You represent that your content is accurate to the best of your knowledge, lawful, not misleading, not discriminatory, not abusive, not infringing and that you have all rights and permissions needed to submit it.

By submitting content other than uploaded photos and media, you grant Icekem a non-exclusive, worldwide, royalty-free, transferable and sublicensable license to host, store, display, publish, reproduce, crop, resize, format, translate, index, cache, analyze, moderate, promote and distribute that content in connection with operating, improving, marketing and protecting the Service. This includes use in search results, previews, social sharing, language versions, building pages, agent pages, sitemap data and related pages.

Uploaded photos and media. When you upload, attach, import, send or otherwise provide photos, images, videos, thumbnails or other visual media to Icekem, you assign, transfer and convey to Icekem, to the maximum extent permitted by applicable law, all economic rights, title and interest in those uploaded materials. After upload, Icekem may treat those uploaded photos and media as site assets and may use, store, copy, crop, resize, edit, watermark, optimize, publish, unpublish, translate metadata, index, cache, display, distribute, reuse, sublicense, transfer, remove or keep them for any lawful purpose connected with the Service, including listings, search results, previews, social sharing, advertising, moderation, backups, analytics, SEO, duplicate detection, fraud prevention and future site features.

If a full assignment of rights is not valid or enforceable in a particular jurisdiction, you grant Icekem the broadest license permitted by law: worldwide, perpetual, irrevocable, royalty-free, fully paid, exclusive where allowed, transferable and sublicensable, to use the uploaded photos and media in any manner connected with the Service. To the extent permitted by law, you waive, and agree not to assert, moral rights or similar rights that would prevent Icekem from using, changing, cropping, publishing or removing uploaded photos and media.

You are responsible for ensuring that you own the uploaded photos and media or have all permissions needed to grant these rights. If you upload someone else's photo, copyrighted material, personal image, logo, screenshot or other protected material without permission, you are responsible for all claims, losses and costs resulting from that upload.

You understand that removing content from public pages may not immediately remove cached copies, search engine copies, backups, analytics records, moderation logs or information already shared with other users or third-party services.

7. Acceptable use

You must use the Service lawfully and honestly. You must not:

Post false, misleading, stolen, discriminatory, abusive, obscene, illegal, dangerous, infringing or spam content.

Impersonate another person, misrepresent your identity, misrepresent your authority to rent or sell a property, or create fake reviews, fake demand or fake availability.

Publish listings you are not allowed to publish or publish content that violates contracts, privacy rights, intellectual property rights, platform rules or local law.

Use the Service to request unlawful payments, pressure users into unsafe transactions, collect deposits dishonestly, run scams, phishing, malware, scraping abuse or other harmful activity.

Attack, overload, reverse engineer, bypass security, bypass moderation, manipulate search results, interfere with tracking or abuse technical systems.

We may remove content, limit visibility, suspend accounts, block access, preserve evidence, report abuse or take other action at any time if we believe these Terms, law, user safety or site quality require it.

8. Third-party services and external links

The Service may link to or interact with WhatsApp, Google Maps, social networks, payment providers, advertisers, websites, analytics services, translation services, image sources and other third-party services.

Third-party services are not controlled by Icekem. Their terms, privacy practices, content, security, availability and actions are their own responsibility. Icekem is not responsible for third-party websites, messages, payments, maps, routes, profiles, ads, offers or communications.

9. Payments, deposits and offline meetings

Unless Icekem separately states otherwise in writing, we do not collect rent, hold deposits, provide escrow, verify payment requests, guarantee refunds, guarantee keys, guarantee contracts or guarantee that a property exists or is available.

Be careful with advance payments, remote deals, urgent pressure, unusual payment methods, requests to send money before viewing a property, requests to send documents to unknown parties and offers that look too good to be true.

You are responsible for your own safety when meeting people, visiting properties, sharing documents, making payments or signing contracts. Meet safely, verify identity, verify ownership or authority, inspect the property, keep records and get independent advice where appropriate.

10. No professional advice

Information on Icekem is provided for general information and classifieds purposes only. It is not legal, financial, tax, immigration, investment, property management, valuation, insurance or safety advice.

You should seek independent professional advice before making decisions that may affect your money, housing, legal rights, immigration status, business or safety.

11. Privacy and communications

Use of the Service may involve processing contact details, listing data, request data, profile data, reviews, device data, IP addresses, analytics data, source data, referral data and communication metadata.

We may process this information to operate the Service, transmit requests, show listings, prevent abuse, improve quality, measure traffic, debug errors, protect users, comply with law and communicate about the Service.

Do not submit personal information if you do not want it processed for these purposes. Do not publish another person's personal information unless you have the right to do so.

12. Intellectual property

The Service, site design, software, databases, logos, original text, generated structures, page organization and other protected materials belong to Icekem or its licensors. You may use the Service only as allowed by these Terms.

You may not copy, sell, mirror, scrape, republish, reverse engineer, commercially exploit or build a competing database from the Service except as permitted by law or with written permission from Icekem.

If you believe content on the Service infringes your rights, contact us with the page URL, a description of the rights involved, proof of ownership or authority and enough information for us to review the request.

13. Search engines and public availability

Public pages on Icekem may be indexed by search engines and shown in search results, snippets, previews, caches, translations or social previews. We may provide metadata, sitemaps, canonical links, alternate language links and structured information to help search engines understand public pages.

If you publish content publicly, you understand that it may be discovered outside Icekem. Removing or changing content on Icekem may not immediately update search engines or third-party caches.

14. Moderation and enforcement

We may moderate content manually or automatically. We may prioritize user safety, legal compliance, spam prevention, duplicate reduction, search quality and site performance. We are not required to publish, keep, restore or explain every content decision.

We may preserve records where needed to investigate abuse, comply with law, resolve technical issues, enforce these Terms or protect users and the Service.

15. Availability and changes to the Service

We may change, suspend, limit or discontinue any part of the Service at any time. We may update routes, translations, categories, city pages, building pages, realtor profiles, review displays, listing formats, SEO metadata, analytics, import tools and technical features.

We do not guarantee uninterrupted access, permanent storage, permanent visibility, backup restoration, compatibility with every device or continued availability of any feature.

16. Disclaimer of warranties

The Service is provided on an "as is" and "as available" basis. To the maximum extent permitted by applicable law, Icekem disclaims all warranties, whether express, implied or statutory, including warranties of accuracy, completeness, availability, reliability, merchantability, fitness for a particular purpose, title, non-infringement, legality, safety and security.

We do not warrant that the Service will be uninterrupted, error-free, secure, free from harmful components, or that any content, listing, realtor profile, review, request, contact, map location, search result or third-party communication will be accurate, complete, current, legal or safe.

17. Limitation of liability

To the maximum extent permitted by applicable law, Icekem and its owners, operators, employees, contractors, service providers and partners will not be liable for indirect, incidental, special, consequential, punitive or exemplary damages, loss of profit, loss of data, loss of goodwill, rental loss, moving costs, travel costs, failed transactions, disputes between users, fraud by third parties, unsafe meetings, inaccurate listings, unavailable properties, changed prices, payment losses, reliance on content, account restrictions, content removal or interruption of the Service.

To the maximum extent permitted by applicable law, Icekem's total liability for any claim related to the Service is limited to the amount you paid directly to Icekem for the Service in the 12 months before the claim, or USD 50 if you paid nothing.

Nothing in these Terms excludes or limits liability that cannot legally be excluded or limited.

18. Indemnity

You agree to defend, indemnify and hold Icekem and its owners, operators, employees, contractors, service providers and partners harmless from claims, demands, losses, liabilities, damages, costs and expenses, including reasonable legal fees, arising from your content, your use of the Service, your transaction or dispute with another user, your violation of these Terms, your violation of law or your violation of third-party rights.

19. Age and authority

You must be old enough under applicable law to use the Service and enter into these Terms. If you use the Service for a company, agency, landlord, property owner or other organization, you represent that you have authority to act for that organization.

20. Local laws

Property laws, rental rules, brokerage rules, advertising rules, tax rules, consumer protection rules and licensing rules vary by location. You are responsible for complying with laws that apply to you, your listing, your request, your services, your communications and your transaction.

If any part of these Terms is invalid or unenforceable in a particular place, the remaining parts continue to apply to the maximum extent permitted by law.

21. Notices and takedown requests

If you believe content on Icekem is illegal, unsafe, infringing, defamatory, privacy-invasive, materially inaccurate or violates these Terms, contact us with the page URL, the reason for the request, supporting information and your contact details.

We may remove or restrict content while reviewing a request. We are not required to resolve private disputes between users, determine ownership of property, verify every document or act as a court, regulator, broker or arbitrator.

22. Changes to these Terms

We may update these Terms from time to time. The updated version will be posted on this page with a new effective date. Continued use of the Service after an update means you accept the updated Terms.
